PROJECT PROCESS APPROACH AT Long Beach Designers

We initiate all our projects with Site Analysis, a critical phase involving comprehensive research and study, forming the foundation for the entire project.

This initial stage entails documenting existing site conditions and thorough examination of relevant codes before proceeding further.

Key steps in this phase include measuring and photographing existing structures/project sites, constructing a 3D digital model, and creating drawings depicting existing conditions.

During the Schematic Design phase, we embark on developing the project's overarching concepts. Various project schematics are swiftly generated to present several ideas, employing diverse mediums from sketches to massing models. These ideas intentionally remain undeveloped, allowing flexibility to address regulations and designs subsequently.

Following exploration of multiple design schematics, one concept is selected for further development in the subsequent phase.

This stage encompasses generating sketchbook ideas, creating diagrams, and conducting analysis of the project site and its opportunities.

Design is an iterative process. During the Design Development phase, architectural drawings undergo multiple revisions, progressively refining the layout and adding detail with each iteration.

Once the design reaches a mostly solidified state, estimates for engineering can be obtained as needed. The Design Development phase concludes upon finalization of the design. Any layout changes beyond this phase are feasible but will entail additional costs and time.

Key deliverables in this phase include an updated 3D digital model, drawings of proposed designs, and renderings. Typically, we undergo three revisions during this phase.

4. Construction Documents and Engineering

During the Construction Document phase, the blueprints necessary for acquiring a building permit and construction estimates are generated.

This phase primarily entails coordination with consultants, making layout changes strongly discouraged due to their impact on the workflow of these consultants, resulting in additional costs and time. Throughout this phase, the architect and client collaborate to finalize various project details.
